Booking a Room/Property

To make a booking head to our 'Contact Us' page or email us directly at lettings@holgate.info. Please include the room or property you’re interested in. If you’re looking to rent a property with a 'joint-tenancy' option provide the email addresses of all your friends. We’ll send you and your friends an onboarding document along with a request for the deposit payment.

We will send you an onboarding document detailing all the required information. This will include your name, address, passport or driver's license, contact number, email, and proof of student status. For your guarantor, we will need their name, address, contact number, email address, passport or driver's license (they must hold a UK passport and be at least 25 years old), and proof of income.

Unfortunately no. Bookings are processed on a first-come, first-served basis depending on who pays the deposit and submits all required documents first. For joint tenancies, the entire group must have all deposits and documents in order to be considered. If another group completes this process faster your application may be unsuccessful.

For one-bedroom flats and studios you’re welcome to sign up together. However, for properties with two or more bedrooms we’re unable to accommodate such requests due to government regulations.

Our tenancies typically last between 51 and 52 weeks.

Yes, you’ll need a guarantor who holds a UK Passport, is at least 25 years old, and earns an income. If you don’t have an eligible guarantor, the rent must be paid in full before the tenancy starts. Half of the total tenancy amount will be taken along with your deposit and the remaining half will be due two months before the tenancy start date.

If your application is successful the deposit will be sent to the Deposit Protection Scheme (DPS) for protection. If your application is unsuccessful the deposit will be refunded to you within 3-5 working days.

We start accepting bookings for the next academic year in the second half of October. If you’re interested in a specific property it’s best to reach out as early as possible to secure your spot.

We do not charge any application fees. However, a deposit is required to secure your booking. If your application is successful the deposit will be sent to the Deposit Protection Scheme (DPS). If your application is unsuccessful the deposit will be refunded to you within 3-5 working days.

Yes, international students are welcome to book a property with us. In addition to the onboarding documents, you will need to submit your Right to Rent share code. You can apply for the Right to Rent document here: Right to Rent. If applicable, you will also need to submit your visa.
